Os desafios de uma incorporação imobiliária são inúmeros e percorrem uma longa cadeia de processos, envolvendo desde a pesquisa por terrenos até o período de manutenção do empreendimento, após a entrega das chaves e, isso, envolve uma série de riscos, incertezas e custos substancialmente elevados. Um estudo de viabilidade econômica bem fundamentado, simulando diferentes cenários, é essencial para a tomada de decisão de partir ou não da idealização para a realização do processo de incorporação imobiliária. Com o intuito de subsidiar a tomada de decisão de uma incorporadora para um lançamento imobiliário, desenvolveu-se um estudo de viabilidade econômica analisando a viabilidade de um projeto que pode tomar dois caminhos diferentes, a depender da demanda de mercado. É necessário que os projetos em suas duas versões sejam viáveis economicamente. Para isso, serão desenvolvidas simulações para as duas versões do projeto através de diferentes cenários. Estes cenários são resultados da variação de 3 parâmetros considerados mais relevantes para a viabilidade econômica do estudo de caso. São eles: custo por m² de construção, preço de venda por m² e fluxo de vendas. Para cada parâmetro, criou-se valores que refletem uma expectativa pessimista, base e otimista. A permuta desses 3 parâmetros com 3 variações de valores resultou em 27 cenários diferentes para cada versão do projeto. O desempenho de cada cenário foi traduzido por indicadores típicos do mercado da construção civil: VPL (Valor Presente Líquido), TIR (Taxa Interna de Retorno) e ROI (Return over Investment). Pela análise dos resultados, pode-se concluir a importância da simulação de cenários, que levam a resultados de diferentes níveis de patamares a depender do arranjo dos parâmetros. ...
