O presente trabalho analisa a valorização imobiliária no Brasil nos anos recentes com a finalidade de questionar a existência ou não da chamada “bolha imobiliária”. A pesquisa foi realizada através do estudo de dados dados macroeconômicos e específicos do setor, valendo-se de modelos previamente empregados para analisar situações de valorização do mercado imobiliário semelhantes, como a da crise imobiliária nos Estados Unidos, em 2007. O aumento significativo nos preços dos imóveis, especialmente em grandes centros urbanos, aparenta se justificar pela melhora dos fatores econômicos, camuflando a possibilidade de incluir, além do aumento normal dos preços, uma especulação típica de uma bolha imobiliária. O mercado imobiliário brasileiro e as alterações sofridas por este nos últimos anos são, portanto, o objeto central do presente estudo. This paper analyzes the real estate appreciation in Brazil in recent years, with the goal of questioning the existence of the so-called “real estate bubble”. The research was made through a study of macroeconomic and sector-specific data, using models previously employed to analyze similar situations of real estate appreciation, like the real estate crisis in the United States in 2007. The significant increase in real estate prices, specially in city centers, seems to justify itself through the improvement of the economic factors, masking however the possiblity of it also including, in addition to a normal increase in prices, price speculation typical from a real estate bubble. The brazilian real estate market and its changes in the past few years are the central subject of this study. It seeks to learn about the sustainability of the current price levels in this market. ...
