This paper aims to present the design of a Net Zero Energy Building (NZEB), in other words, a building where the energy balance is equal to or less than zero, in annual scale. This project illustrate the possibility of constructing efficient buildings, using correct alternatives. The occupation will be default to an office building, within an academic environment. Therefore, was used weather data and the simulation software EnergyPlus. The design strategies for building systems are: photovoltaic panels, photoelectric sensors and dimming controls for lighting, light shelves to spread and mix natural lighting, selection of efficient equipment, rainwater collection and a tower to perform evaporative cooling for the interior zones. With these applications, simulations were performed to achieve the desired results. The net energy balance in annual scale was -1516 kW.h, meaning that the site was less energy consumed than is produced by the photovoltaic modules. In addition, there was the concern to maintain thermal comfort and lighting comfort for the occupants. The lower temperature inside the building, during the occupation, was about 18 ºC, while the highest temperature was around 29 ºC. The hours of discomfort are within certain standard limits, not exceeding 207 hours throughout the year. Lighting control adopted gave large reductions in energy consumption because the artificial lights (LED) have been turned on 316 hours, on average, in each area of the building. All design strategies related to systems, along with constructive and passive strategies gave the building the “title” Net Zero Energy Building, where energy demand is lower than the energy transformed into the site.en
