Análise de viabilidade econômico-financeira da implantação de um hotel em Bagé

Abstract

O presente trabalho tem como objetivo analisar a viabilidade econômico-financeira da implantação de um hotel no município de Bagé. Para realizar este estudo, foi feita uma breve fundamentação teórica das principais ferramentas de análise de investimentos. Após a apresentação da proposta e das principais características do hotel, foram apresentados os custos existentes na atividade hoteleira, o investimento inicial e a projeção das receitas esperadas. Com estes valores, foi projetado o fluxo de caixa para os próximos 10 anos de operação sob três cenários: provável, pessimista e otimista. Os resultados do fluxo de caixa apontaram para a viabilidade do projeto. Por fim, os principais indicadores de viabilidade foram calculados, tais como: Valor Presente Líquido, Taxa Interna de Retorno e Payback.

This paper has the purpose of making the economic and financial viability analysis of the implantation of a hotel in the city of Bagé. To realize this study, a brief theoretical grounding of the main tools of analysis of investments was made. After showing the purpose and the main characteristics of the hotel, the existent costs of the hospitality activity, the initial investment and the projection for the expected revenues were presented. After having those values, the cash flow was projected for the next 10 years of operation under three scenarios: probable, pessimistic and optimistic. The results of the cash flow appointed to the viability of the project. In the end, the main viability indicators were calculated, such as: Net Present Value, Intern Rate of Return and Payback.
