O presente trabalho apresenta os resultados de um estudo realizado no mercado financeiro, no qual é feito um comparativo entre uma modalidade ainda incipiente no Brasil, os Fundos de Investimento Imobiliário, e uma série de alternativas de investimentos disponíveis no mercado financeiro. Para tanto, foi estruturada uma carteira teórica de investimentos formada única e exclusivamente por cotas de fundos dessa classe negociadas nos mercado de bolsa e balcão da BM&FBOVESPA. A análise comparativa engloba não só a rentabilidade obtida, mas também os riscos envolvidos em cada uma das aplicações. Dentre as alternativas de investimento selecionadas para a realização dos comparativos, há cinco fundos de investimentos e três bechmarks. Os dados utilizados no estudo foram obtidos através de informações disponibilizadas pela BM&FBOVESPA e por meio do banco de dados da Bloomberg. A análise comparativa foi realizada no período que vai do dia 31 de janeiro de 2008 até o dia 30 de dezembro de 2011. Após a realização do estudo comparativo, os resultados demonstraram que os Fundos de Investimento Imobiliário são uma alternativa de investimento com rentabilidade elevada e com riscos moderados, que podem ser minimizados através da estruturação de uma carteira de investimentos. Outro ponto a favor dessa modalidade de investimentos são as inúmeras vantagens que eles trazem em relação ao tradicional investimento imobiliário - feito de forma direta - e não por meio do mercado financeiro.
