Os condôminos edilícios estão se tornando verdadeiras empresas, as quais possuem receitas superiores a de empresas de pequeno porte. Além da receita elevada, estes empreendimentos possuem diversos funcionários, empresas terceirizadas para realizar manutenções e compras de diversos itens. Um condomínio pode ser analisado como uma empresa, a qual possui um número determinado de sócios (os condôminos) que elegem o seu diretor (o síndico). Esta empresa deve possuir um estatuto, o qual é chamado de convenção, e nela devem ser salientadas as diversas regras de administração da empresa. A contabilidade não é obrigatória para os condomínios, pois são pessoas jurídicas sem personalidade jurídica. Porém cada vez mais se vê a necessidade da utilização dos princípios contábeis no âmbito da administração condominial. As receitas de um condomínio devem estar diretamente ligadas as suas despesas, pois não há fins lucrativos no mesmo. Para tanto é necessário a realização de uma previsão orçamentária anual adequada, a qual contemple os gastos necessários para o pleno funcionamento do mesmo. Através de uma pesquisa bibliográfica, este trabalho busca demonstrar as necessidades que os condomínios e seus administradores possuem com relação às demonstrações contábeis para que seja realizada uma administração transparente.
